Leisurevilles are popping up all over the United States. Age-segregated housing is a phenomenon that’s growing bigger by the day, despite the housing crisis. A quarter-million more Americans are expected to move into age-segregated communities this year, and an estimated 100,000 housing units in dozens of new communities are being built to accommodate them. In the next decade or so, more than 12 million Americans are expected to opt for age-segregated housing. With the aging of the Baby Boomer generation, demographics are definitely in the developers’ favor: in five years, there will be 85 million people aged 55 or older (the entry age for age-segregation) or roughly one-in-four Americans. Age-segregated housing remains the fastest growing segment of the U.S. housing market. And age-segregated communities aren’t just a Sun-Belt phenomenon—the majority of them are now located in northern states like Illinois, Massachusetts, and New Jersey.
